1. Program Description

By opting in to text messages from Hendricks Property Management, LLC (“Hendricks PM,” “we,” “our,” or “us”), you agree to these Text Messaging Terms & Conditions (“Terms”). These Terms supplement our Terms of Service and Privacy Policy available at sarents.com.

Hendricks Property Management, LLC is a residential property management company based in San Antonio, Texas, providing leasing, accounting, maintenance coordination, tenant screening, and eviction services to property owners and tenants throughout the San Antonio metropolitan area.

Our text messaging program may include, but is not limited to, the following types of messages:

•       Property listing alerts and availability updates

•       Maintenance request confirmations, updates, and scheduling

•       Lease renewal reminders and related notices

•       Rent payment reminders and confirmation receipts

•       Move-in/move-out coordination and inspection scheduling

•       Emergency property notifications (e.g., weather events, water shutoff, safety alerts)

•       General company announcements and service updates

•       Promotional messages related to our property management services

2. Consent & Opt-In

We may use an automatic telephone dialing system or prerecorded/artificial voice technology to deliver text messages. By opting in, you consent to receive messages sent by these methods.

3. Message Frequency & Content

Message frequency varies depending on the nature of your relationship with Hendricks Property Management, LLC (e.g., prospective tenant, current tenant, property owner) and the types of messages you have opted in to receive. You may receive up to 15 messages per month, though frequency may increase temporarily during time-sensitive events such as maintenance emergencies, lease renewals, or move-in/move-out coordination.

Message content will correspond to the purpose disclosed at the time of your opt-in. We will not send messages unrelated to the purpose for which you originally provided consent without obtaining additional consent from you.

4. Message & Data Rates

Message and data rates may apply. Hendricks Property Management, LLC does not charge a fee for sending or receiving text messages; however, your mobile carrier’s standard messaging and data rates will apply to each message sent and received. Check with your wireless carrier for details on your messaging plan.

Hendricks Property Management, LLC is not responsible for any charges imposed by your mobile carrier, including but not limited to messaging fees, data overage charges, or roaming charges. We are not liable for any delays or failures in message delivery caused by your carrier or mobile device.

5. How to Opt Out

You may opt out of receiving text messages from Hendricks Property Management, LLC at any time by using any of the following methods:

Reply STOP, END, CANCEL, UNSUBSCRIBE, or QUIT to any text message you receive from us. You will receive a single confirmation message:

We may share your mobile number with our text messaging service provider(s) and technology partners solely for the purpose of delivering messages on our behalf. These partners are contractually required to safeguard your information and are prohibited from using it for any purpose other than message delivery.

We do not use your phone number or messaging data for profiling, targeted advertising, or any purpose unrelated to our property management services and this text messaging program.

10. Supported Carriers

Our text messaging program is available on most major U.S. wireless carriers, including but not limited to AT&T, T-Mobile, Verizon, and US Cellular. Carrier support is subject to change without notice. Carriers are not liable for delayed or undelivered messages.

11. Disclaimers & Limitations of Liability

Text messaging is provided on an “as-is” basis. Hendricks Property Management, LLC makes no warranty, express or implied, regarding the availability, timeliness, or accuracy of text messages. We shall not be liable for any delays, failures to deliver, or errors in the content of any text message.

You acknowledge that text messaging is not a secure method of communication and that sensitive personal information (such as Social Security numbers, bank account numbers, or passwords) should never be transmitted via text message. Hendricks Property Management, LLC will never request sensitive financial information via text message. If you receive a suspicious message appearing to be from us, contact our office immediately at 210-344-3463.

To the maximum extent permitted by law, Hendricks Property Management, LLC’s total liability arising from or related to this text messaging program shall not exceed one hundred dollars ($100.00).

12. Texas & Federal Compliance

Hendricks Property Management, LLC operates in compliance with the federal Telephone Consumer Protection Act (TCPA), the rules and regulations of the Federal Communications Commission (FCC), the guidelines of the Cellular Telecommunications Industry Association (CTIA), and applicable Texas state law, including the Texas Business & Commerce Code Chapter 302 as amended by Senate Bill 140 (effective September 1, 2025).

In accordance with applicable Texas law, marketing text messages will not be sent during the following restricted hours:

•       Before 9:00 AM or after 9:00 PM, local time of the message recipient

•       On Sundays before 12:00 PM, local time of the message recipient

Transactional messages directly related to an existing lease, active maintenance request, or ongoing property management service may be sent outside of these hours when reasonably necessary.

13. Changes to These Terms

We reserve the right to modify these Terms at any time. If we make material changes, we will update the “Last Updated” date at the top of this page and, where required, provide notice via text message or other reasonable means. Your continued participation in our text messaging program after any changes constitutes acceptance of the revised Terms.
